Ocean Point Services LLC — Official Service Policies
Our policies are designed to protect you, your home, and our crew. These rules ensure transparent pricing, Delaware-compliant safety practices, and predictable outcomes for every handyman or junk removal project.
Handyman Deposits, Invoicing & Digital Authorization
$250 Handyman Deposit (Required)
- A $250 deposit is required to schedule all handyman jobs.
- The deposit is paid via a secure Stripe payment link.
- The deposit covers the first 2 hours of labor.
- No work is placed on the schedule until the deposit is paid.
Invoicing
- All handyman work is invoiced through Stripe upon completion.
- Invoices are due the same day unless otherwise arranged in writing.
- Materials, hardware, and specialty items are billed separately.
Digital Authorization Policy
OPS accepts the following as valid written authorization to proceed with work:
- Email reply stating approval.
- Payment of a deposit link or invoice.
- Typed confirmation via email or text message.
These methods meet Delaware standards for written approval and serve as a digital signature.
Payment Rules
Accepted Payment Methods
- Stripe online payments (credit/debit)
- No cash apps (Zelle, Venmo, CashApp)
- No personal checks unless pre-approved
Junk Removal Payment
- Payment is due at completion before the crew leaves.
- Larger jobs may require a deposit (case-by-case).
- Payments are made using the same Stripe custom link.
Safety, Access & Structural Limitations
Handyman Safety Limitations
- OPS performs non-structural, non-permit, first-floor-only handyman work.
- No ladder work above 8 ft from the ground without a lift (client-funded).
- No roofing, framing, electrical circuits, plumbing lines, HVAC, or gas.
- No bathrooms or kitchen remodels.
Property Access
- Client must provide safe, clear access to the work area.
- Stairs require a mandatory second-person fee for safe lifting.
- Tight, sandy, long-distance, or uneven access may incur surcharges.
Stop-Work Authority
OPS reserves the right to stop work immediately if conditions are unsafe or outside operational limits. No penalties apply to OPS when enforcing safety rules.
Handyman Service Limitations
OPS does not perform:
- Structural repairs
- Roofing (beyond small patch touch-ups)
- Electrical panel/circuit/wiring work
- Plumbing lines or major plumbing
- HVAC or gas work
- Asbestos or mold remediation
- Attic or basement work
- Flooring installation for full rooms
- Any work requiring a permit
Junk Removal Rules & Disposal Compliance
Areas We Clean Out
- Garages
- Sheds
- Storage units
- First-floor interior spaces
OPS does not enter attics or basements.
Hazard Restrictions
OPS cannot remove:
- Paints, solvents, chemicals, fuels, oils
- Biohazards
- Asbestos or mold
- Wet materials requiring remediation
- Any DSWA/DNREC-prohibited items
Ownership Transfer (Required)
Once any item is loaded onto the OPS trailer, full ownership transfers to OPS and items cannot be retrieved.
OPS may donate, recycle, or dispose of items at its discretion under DSWA and Delaware regulations.
Before-and-After Photo Permission
OPS takes before-and-after photos of the work area for documentation, training, and marketing. Photos never include:
- Faces
- Personal identifying items
- Family photos or sensitive information
By hiring OPS, you authorize us to use these photos for documentation and marketing unless you request an exception in writing.
Damage Reporting & Liability
Damage Reporting Window
Clients must report concerns within 7 days of service.
Limited Liability
OPS is not responsible for:
- Pre-existing damage
- Rotten, brittle, wet, or weakened materials
- Items mistakenly placed in junk piles
- Unsafe customer environments
